Otto Surveys stands as a trusted, independent surveying firm, where our individual skilled Chartered building surveyors (CIOB) offer specialised residential and commercial property surveys, including home insurance loss assessor services with professionalism, and offer invaluable advice throughout the process. Our comprehensive coverage extends across West Yorkshire, North Yorkshire, South Yorkshire, East Yorkshire, the North East, North West, and the Midlands.
Key service areas include, but are not limited to: Leeds, Baildon, Barnsley, Batley, Bingley, Bishop Auckland, Birmingham, Blackpool, Bradford, Brierley, Brighouse, Burnley, Bolton, Calderdale, Castleford, Chester, Cheshire, Cleckheaton, Conisbrough, Coventry, Cumbria, Darlington, Derby, Dewsbury, Dinnington, Doncaster, Goldthorpe, Greater Manchester, Guiseley, Halifax, Harrogate, Haworth, Holmfirth, Hoyland, Huddersfield, Hull, Ilkley, Keighley, Knaresborough, Lancashire, Leeds, Leicester, Leicestershire, Liverpool, Maltby, Manchester, Middlesbrough, Mirfield, Nelson, Normanton, Nottingham, Oldham, Ossett, Otley, Penistone, Pickering, Preston, Prestwich, Pudsey, Queensbury, Richmond, Ripon, Rotherham, Saltaire, Scarborough, Sheffield, Shipley, Skipton, Stockbridge, Stockport, Stretford, Tadcaster, Wakefield, Wath upon Dearne, Wetherby, Whitby, Yeadon, York, Warrington and other cities.
We bring over 16 years of combined extensive experience to the building and surveying industry as a Chartered Member (CIOB). Our surveyors are proudly accredited by the Royal Institution of Chartered Surveyors (RICS), Residential Property Surveyors Association (RPSA), Chartered Institute of Building (CIOB) and hold additional qualifications with ABBE (buildings and construction), and are registered with the UK CAA (Civil Aviation Authority) for Drone Surveys. Most surveyors tend to hold membership with only one professional body, whereas achieving accreditation across all three bodies (RICS, RPSA & CIOB) requires a far deeper level of technical knowledge in building pathology, construction and defect diagnosis. To meet the requirements of these combined accreditations, all our inspections are supported by a minimum of two individual surveyors on site, rather than just one, ensuring a more comprehensive and robust assessment. This breadth of accreditation and dual-surveyor onsite presence is unmatched in the industry. This approach also provides a level of collaborative scrutiny and cross-checking that a lone surveyor simply cannot replicate. This is one of the main reasons clients choose Otto Surveys when they want a thorough and reliable assessment, which means our available survey slots do tend to fill quickly.
Our property surveyors consistently exceed the scope of a typical RICS / RPSA Level 1, Level 2, and full Level 3 home building survey in the Leeds, Shipley, Bradford, Halifax, Huddersfield, Bingley, Baildon, Pudsey, Keighley and other West Yorkshire, North Yorkshire, South Yorkshire, North East, North West and Midlands based areas. We meticulously identify potential concerns such as structural issues, damp, Japanese Knotweed, and other emerging problems that residential homebuyers, homeowners, and commercial property owners should be aware of. Following our thorough assessment, we provide expert recommendations for effective solutions. Our comprehensive surveys also include an evaluation of the property’s energy efficiency and a light inspection of accessible drains.
When conducting a Level 3 Survey, our surveyors carry drones to capture high-definition 4K photos of rooftops and chimneys / aerial shots when necessary. This is a completely free, complimentary service, strictly utilised at the surveyors’ discretion. A drone will strictly be deployed only if ground-level visibility of the roof is poor, weather conditions allow for safe flying, there are no neighbourly restrictions, and the airspace access is clear. Because this is a situational tool rather than a guaranteed inclusion, our drone flights cannot be specifically requested as part of a standard Level 3 Survey. As the drone service is not costed into your quote, no discounts or partial refunds apply if a drone cannot be used on the day. If you require a guaranteed aerial inspection, we recommend booking our standalone Drone Survey package.
