Most surveying firms tend to hold membership with only one professional body, whereas achieving accreditation across all three bodies (RICS, RPSA & CIOB) requires a far deeper level of technical knowledge in building pathology, construction and defect diagnosis. Our property surveyors consistently exceed the scope of a typical RICS / RPSA Level 1, Level 2, and full Level 3 home building survey in the Leeds, Shipley, Bradford, Halifax, Huddersfield, Bingley, Baildon, Pudsey, Keighley and other West Yorkshire, North Yorkshire, South Yorkshire, North East, North West and Midlands based areas. We meticulously identify potential concerns such as structural issues, damp, Japanese Knotweed, and other emerging problems that residential homebuyers, homeowners, and commercial property owners should be aware of. Following our thorough assessment, we provide expert recommendations for effective solutions. Our comprehensive surveys also include an evaluation of the property’s energy efficiency and a light inspection of accessible drains. Even though we are RICS and CIOB accredited, we currently use RPSA’s surveying format and their reports as these appear to be more detailed, easy to read, and expansive rather a RICS report, however if you wish for us to use a RICS branded report, there will be an additional charge for this due to licensing costs. We do not offer valuations, as your lender can do this for mortgage purposes, as we want to keep your costs down.

We utilise industry-standard grading criteria to ensure clarity in our reports:

> Green: No action required.
> Amber: Defects requiring attention and repair, but not urgently.
> Red: Serious defects requiring urgent attention and repair.


Our reports are designed to be jargon-free, written in plain English, and easy to understand. We aim to make the surveying process as straightforward as possible, offering you peace of mind with your new property purchase at a fraction of the cost typically charged by other RICS surveyors in the industry.

We also assess any insurance work that is needed by an insurer, or if someone has been asked by their insurance firm to provide an independent assessment, we can carry this out and provide costings.

Please note we require a non-refundanble deposit once a booking is confirmed, and the remaining amount is then payable by midday of the survey date prior to the report being typed up and sent. This to ensure everyone’s time is valued and protected, which also allows us to start the pre-inpsection work before the main visit.
